Minnesota Winter Garage Door Maintenance Checklist (Anoka County Edition)
Minnesota winters punish garage doors—steel contracts, lubricants thicken, moisture freezes in tracks and along the bottom seal. If your door binds, the opener strains and springs wear out faster. Here's the same checklist we use across Ramsey, Elk River, and Coon Rapids to keep doors smooth and safe.
Lube the right parts (not tracks)
Non-silicone, door-safe lube on hinges, roller bearings, springs. Wipe tracks clean—never lubricate tracks as this attracts dirt and debris.
Weatherstrip & bottom seal
Replace brittle seals before snowmelt refreezes your door to the slab. Cold-rated seals stay flexible in Minnesota temperatures.
Balance test (safety)
Pull the release; lift halfway. If it drops or shoots up, springs are out of balance—call a pro. This is dangerous DIY territory.
Photo eyes
Salt film on lenses causes reversals; wipe and make sure they're 4–6″ off the floor to avoid snow interference.
Opener force & travel
Cold adds load; if the opener labors or reverses, stop—it'll break gears.
Emergency prep
If garage is your main entry, keep an exterior key release accessible in case of power outages during winter storms.
